Valencia Shores is a guard-gated 55+ community off Lyons Road in Lake Worth, with 1,143 single-family homes built by GL Homes from 2002 to 2008. In the video I tour both clubhouses, walk through three homes, and show a customer's before-and-after remodel.

What does the HOA cost?
Dues run about $750 to $780 a month. They cover lawn care, exterior painting, roof washing, the 24-hour gate, cable, internet and both clubhouses. Buyers also pay a one-time capital contribution at closing, about $4,000 to $4,500 when I filmed. I'll get you the exact numbers for any home you like.
Should I look at a home here that needs updating?
Yes. In the video I show a customer's before-and-after: the kitchen wall came out for a bigger island, lighter floors went in throughout, and the primary bath got floor-to-ceiling tile. These early-2000s GL homes have great bones, so a dated one on the right lot is worth a look. I'm happy to walk it with you.
