Pricing and Your Pre-Listing Report

Josh was amazing!!! He was always very responsive and easy to work with. He goes the extra mile especially since I live in CA, he gave me a lot of extra care which included taking care of my place and even doing a little handyman work (which he is very good at). As a CA realtor I had high expectations and was very pleased with the outcome. He is also kindhearted and has a lot of patience in the process. I had a wonderful experience and would highly, highly recommend him. I will definitely refer him to anyone I know moving to South Florida. Thank you Josh for your outstanding service.

Josh understood our urgency for a new home, given our growing family and went above and beyond to find one for us. He was extremely reassuring during what was a stressful first home-buying experience and was incredibly responsive. HIGHLY RECOMMEND!

Selling a home in Delray Beach or Boca Raton comes down to six steps: price it right from recent sales, get it ready, market it, handle showings, negotiate the offer and inspection, and close. Know the costs before you list, too, starting with Florida's doc stamps on the deed (Florida Department of Revenue) and the few other expenses broken down below.
I pull recent sales near you and walk through your home with you, so we set a price based on what buyers are paying now.
Before you list, I'll point out the repairs and touch-ups worth doing and the ones you can skip. A buyer's inspector will look at everything, so it pays to know first.
Your home gets professional photos and a video walkthrough. I film tours of homes and gated communities for my YouTube channel, @palmbeachgatedcommunities, so buyers see the neighborhood too.
I schedule the showings and send you what buyers and their agents said afterward, so we can adjust if the market is telling us something.
I compare each offer on price, financing, deadlines and credits, not only the top number, then negotiate the terms and the inspection requests with you.
Appraisal, title, the HOA estoppel, the final walkthrough. I track every deadline and keep you posted until the deed records.
Your sale price isn't what lands in your account. Florida sellers usually pay a state tax on the deed, pay off their loan and settle a few bills at closing. Here's what each item is.
Estimate your net proceeds: sale price, minus your mortgage payoff, minus doc stamps, commissions and any title charges you agree to pay, minus repairs, credits and prorated taxes, minus HOA or condo estoppel fees and unpaid dues.
Ask for a written net sheet before you list, and check it again when you have an offer.

It depends on your price, loan and contract. The fixed state item is doc stamps on the deed: 70 cents per $100 outside Miami-Dade (Florida Department of Revenue). Commissions, title and credits are negotiated.
Florida law makes all parties liable for the deed tax, and your contract says who actually pays it (Florida Department of Revenue).
Maybe not. If you owned and lived in the home at least two of the last five years, you may exclude up to $250,000 of gain, or $500,000 filing jointly (IRS Topic 701). Check with a tax pro.
