Common questions
How much are homes in Meravita?
Builder base prices run from about $2.1 million for the Everglade to about $2.65 million for the Seaglass Elite, before lot premiums and options. When sales launched in April 2025, Toll Brothers listed homes from $1.9 million, and one home on a premium waterfront lot has been listed at $3.7 million. Call me for what's available right now.
What does the HOA cost?
A recent listing shows HOA dues of about $649 a month, and the builder says lawn care is included. Dues in a new community can change once the developer turns the HOA over to the owners, so ask for the current budget in writing before you sign.
Do I need my own agent to buy new construction from Toll Brothers?
You don't have to have one, but it usually helps. The sales team works for the builder, and I work for you. Builders often pay the buyer's agent, but get that confirmed in writing. Most builders want your agent with you, or registered, on your very first visit, so call me before you stop by the sales center.
