Sherwood Forest is a gated community of about 125 single-family homes just off Atlantic Avenue in Delray Beach, built from 1989 into the mid-1990s. In the video I tour the new clubhouse, cover the HOA, and walk through two homes.
The video is about 11 minutes. Use the chapters below to skip to whatever part you care about.
Homes that closed from July 2025 to June 2026 sold for about $558K to $925K. Condition makes a big difference. In the video I show a dated home that closed for $590K in 2024, and a home with about the same square footage in better condition closed for $925K. Call or text me at 954-817-9463 for what's available right now.
Dues run about $315 to $333 a month. They cover cable, the grounds, the gate and security, and the HOA repaints the homes about every seven years and pressure washes the roofs, per my video. I'll get you the exact numbers for any home you like.
Yes. The amenity rules posted by the Sherwood Forest HOA give residents full use with a key fob. The clubhouse was built with Enclave at Sherwood Park, the new Pulte community on the old golf course next door. A 2025 listing says Sherwood Forest owners get three years of access at no extra cost, with a membership option after that, so ask for the current terms before you buy. I'll get them for you.
