November 02, 2026•3 min read

BRiC could become a second downtown for Boca Raton. Nothing is filed yet. Related Ross closed on the Boca Raton Innovation Campus on Sep. 10, 2026. The firm says it will keep BRiC running as an office and tech campus. No site plan, rezoning or timeline has been filed.

What is BRiC in Boca Raton?

BRiC is the former IBM campus off Yamato Road at 5000 T-Rex Ave. It covers about 124 acres. It holds more than 1.7 million square feet of office and R&D space. IBM built it in the late 1960s. Marcel Breuer designed it. The IBM PC was born there.

Who bought BRiC, and for how much?

Related Ross bought it. Stephen Ross's firm is based in West Palm Beach. This is its first Boca Raton property. The purchase price has not been made public. You may see $463.8 million or about $300 million in the news. Those figures describe the Ares loan, not the price.

What could be built at BRiC?

The site is entitled for up to 1,243 homes. It also allows a 140-room hotel. Retail can reach 125,000 square feet, with a 40,000-square-foot grocery. Medical office can reach 85,000 square feet. An entertainment venue of 55,000 square feet is allowed too. The prior owner, CP Group, won these approvals. They show what is allowed. They are not a Related Ross plan.

Which companies are moving to BRiC?

D-Wave Quantum is moving its headquarters and U.S. R&D to Boca Raton. The city incentive ties to 100 full-time jobs over five years. Those jobs must average $125,000 or more. FAU is installing a D-Wave quantum computer. Related Ross has also hinted at another tenant. No name has been released.

What is North 40?

North 40 is two office buildings across Yamato Road from BRiC. Related Ross paid $64 million for them in October. The two sites total more than 147 acres. No plans have been announced for North 40.

Will BRiC raise home values near Yamato Road?

No one can price that in yet. Entitlements are not construction. Still, high-wage jobs and a Tri-Rail stop add appeal. Watch the Spanish River area, Boca Square and Bocaire. Watch Broken Sound, Boca Pointe and the condos near Congress Avenue. Sellers there can list BRiC as a nearby draw.

How does BRiC compare to Mizner Park?

Mizner Park is built, walkable and proven. BRiC is entitled, not built. If retail, a grocery and a hotel arrive, north Boca gets its own hub. Related Ross built The Square in West Palm Beach. That record is why the market is paying attention.

Can I visit BRiC this weekend?

Yes. Cars & Coffee Palm Beach holds its 13th anniversary show there on Sunday, Nov. 1. It runs 8 AM to noon. Spectators get in free. Clocks fall back that morning. The Sunday Boca Farmers Market also meets at BRiC.
